- I will show you all MLS listed properties as well as "for sale by owner" properties based upon your search criteria.
- I will keep your best interest in mind at all times throughout the transaction.
- I will keep your financial (and all other information such as any deadlines you may be under) confidential at all times.
- I will provide you with information available on MLS listed properties on a daily basis if you so choose, as well as "for sale by owner" (non listed) properties utilizing the network I have created in 23 years in the business. I will arrange for and attend all showings with you.
- Prior to setting up a property tour, I will personally preview each property on the tour. I will take digitized photos of properties and e-mail them to you upon request.
- I will provide you with information available on a specific property in order to help you make informed decisions. This includes a comparative market analysis, sharing with you a professional "overview" opinion of the property in general, and will discuss advantages and disadvantages of specific properties.
- I will research properties you find of interest. This may include, for example, demographics, past permits issued, local and state septic rules, obtain a copy of the seller's deed, reviewing deed with you to determine the restrictions of record and boundaries. I will consult with you about any issues that I become aware of, as well as potential future impediments to the value of the property and will recommend legal advice to protect your interests.
- I will help you prepare a negotiating strategy and will negotiate strictly on your behalf, always keeping your best interest in mind, attempting at all times to obtain the best price and terms for you.
- I will provide you with the names of outside professionals, engineers, home inspectors, attorneys, who will be needed in the transaction. (Over the years I have developed very good ongoing relationships with professionals in all parts of the Cape).
- I will carefully monitor details of the transaction from start to finish, with particular attention paid to the contingencies and the dates in which they need to be fulfilled, will re-negotiate on your behalf if necessary based upon results of the property inspection.
- I will provide you with the names of reputable contractors and service people to help with the property after the closing and assist you in any way I can.
Questions to ask when selecting a buyer's agent:
- How long have you been representing buyers as a buyer's agent?
- Do you, or the company you are with, take listings? Work for sellers?
- What percentage of your business and/or your company's business is representing buyers?
- Do you have information on for sale by owner properties?
- In what area of the real estate marketplace are you most comfortable representing buyers?
- Will you provide the names past clients/most recent clients?
- What training/designations related to buyers agency do you have?
- What are you fees/how are they structured?
- Do you require a written contract?
