What I Do and How I Work

Like the Buyer's attorney or accountant, I have a fiduciary obligation to do what is in the Buyer's best interest. My experience, skills, and services are focused on the Buyer's needs and interests.

I am on the buyers side 100% of the time because I represent Buyers ONLY.

This is what I do for my clients:

• Promote and protect the interest of the Buyer at all times
• Search all inventories (not just MLS) throughout the Cape
• Advise the Buyer even if it means pointing out reasons not to buy
• Disclose all our research about property history and liens
• Provide opinions of value, research and analysis
• Negotiate in favor of the Buyer for best price and terms
• Structure offer with the Buyer’s best interest in mind
• Keep Buyer’s financial capabilities/thoughts confidential unless authorized to disclose
• Provide Buyers with reliable sources for legal, engineering, inspections, financing, etc.
• Share our knowledge and sources of current environmental and regulatory information

This is how I work:

(1) Consultation Session.
My first step is to meet with prospective Buyers for a consultation session. This meeting is to help Buyers determine if they want and/or need my service. During this session, I review my Buyer’s wants/needs, provide information about my service menu and fees, market values and inventory. We also discuss financial information, costs to buy and review the entire buying process.

(2) Buyers Employs Me.
Buyers employ me by entering into a Representation Agreement. This defines the responsibilities of both parties, term of the Agreement and my fees.

(3) Fiduciary Responsibility.
Via the Representation Agreement, prospects become REPRESENTED CLIENTS. As such they are entitled to a wide range of value added services, and I am legally bound to act solely in the best interest of my Buyer Client.
