Like the Buyer's attorney or accountant, we have a fiduciary obligation to do what is in the Buyer's best interest. Our experience, skills, and services are focused on the Buyer's needs and interests.

Consultation Session.

Our first step is to meet with prospective Buyers for a consultation session. During this session, we review a Buyer’s wants/needs, provide information about our service menu and fees, market values and inventory. We also discuss financial information, costs to buy and review the entire buying process.

 Buyers Retain Our Services.

Buyers retain our services via a Representation Agreement. This defines the responsibilities of both parties, term of the Agreement and how our fee is paid.

Fiduciary Responsibility.

Via the Representation Agreement, prospects become represented clients. As such they are entitled to a wide range of value added services, and we are legally bound to act solely in the best interest of the Buyers.

  • All MLS listed properties as well as "for sale by owner" properties will be shown based upon your search criteria.

  • Your best interests will be kept in mind at all times throughout the transaction.

  • Your financial (and all other information such as any deadlines you may be under) will be kept confidential at all times.

  • You will be provided with information available on MLS listed properties on a daily basis if you so choose, as well as "for sale by owner" (non listed) properties utilizing the network based on 23 years in the business. All showings will be arranged for you and a realtor will attend with you.

  • Each property included in a property tour will be previewed prior to arranging the tour for you. You may be sent digitized photos of properties by email upom request.

  • You will be provided with information available on a specific property in order to help you make informed decisions. This includes a comparative market analysis, sharing with you a professional "overview" opinion of the property in general, and discussions of advantages and disadvantages of specific properties.

  • Properties you find of interest will be researched for you. This may include, for example, demographics, past permits issued, local and state septic rules, obtaining a copy of the seller's deed, reviewing the deed with you to determine the restrictions of record and boundaries.  You will be consulted about any issues that arise, as well as  potential future impediments to the value of the property and recommend legal advice where necessary to protect your interests.

  • You will be assisted in preparing a negotiating strategy and negotiations will be conducted strictly on your behalf, always keeping your best interest in mind, attempting at all times to obtain the best price and terms for you.

  • You will be provided with the names of outside professionals, engineers, home inspectors, attorneys, who will be needed in the transaction. (We have developed ongoing relationships with professionals in all parts of the Cape).

  • Details of the transactions will be carefully monitored from start to finish, with particular attention paid to the contingencies and the dates in which they need to be fulfilled, re-negotiation on your behalf will be provided if necessary based upon results of the property inspection.

  • After the closing we will continue to assist you including providing names of local contractors and service providers.
